Description: Former chemical manufacturing plant for residential development

Details: Significant contamination, specialist risk assessment and earthworks

Services: Geotechnical Investigation and Contaminated Land Risk Assessment

ASL were instructed to provide geo-environmental consultancy services for the proposed redevelopment of a former chemical works with over 90 years of industrial history.  ASL provided the client with consultancy advice as part of the purchase, planning and development of the site.

The initial appraisal of the site comprised the review of some twenty years of investigation works.  From this some supplementary investigation was required in order to confirm the current site conditions, target potential areas of contamination and determine geotechnical parameters of the ground conditions to aid foundation design.

The results of the ASL works gave the developer a site with minimal remediation requirements and foundation solutions for the various phases of the development.  In addition due to the presence of asbestos materials within a landfilled area it was proposed to create a borrow pit within which these materials could be encapsulated in order for significant savings to be made on the project.

ASL were retained by the developer during the enabling and ground works to oversee the earthworks and remediation.  Within this role ASL were able to highlight issues with the quality of the earthworks that would have impacted the proposed foundation solution within a large part of the site.  ASL were subsequently instructed to supervise the replacement of poor quality fill materials to the required standard together with appropriate validation.

This development is ongoing and ASL remain employed on the development assisting with the sign off of regulatory requirements.
